Job Summary
The Project Manager (PM) is responsible for the successful planning, execution, and completion of construction projects. The PMoversees all phases of project delivery, including budgeting, scheduling, resource management, subcontractor coordination, and client communication. The role requires strong leadership, organizational, and technical skills to ensure projects are delivered safely, on time, within budget, and to the required quality standards.
Key Responsibilities
Project Planning and Coordination
- Lead project turnover and setup, including estimating review, preconstruction planning, and project kickoff meetings.
- Develop and maintain project schedules, budgets, and work plans.
- Coordinate internal teams, subcontractors, suppliers, and consultants to ensure alignment of project objectives and deliverables.
Financial Management
- Verify that all project budgets, forecasts, and cost controls have been entered into the Foundation Accounting Software and manage the work to those parameters.
- Timely review and approve vendor and subcontractor invoices so that any financial discounts can be exercised.
- Track all RFC’s, PCO’s, executed change orders, and update the pay application and contract contemporaneously with these new commercial changes and terms.
- Identify and mitigate financial risks, track project profitability throughout the life cycle and quickly escalate any adverse orunbalanced risk/reward scenarios to the V.P. of your construction group.
Field Operations Oversight
- Collaborate with superintendents, foremen, and field teams to ensure efficient site operations.
- Conduct regular site visits to monitor safety compliance, quality control, and progress.
- Proactively address jobsite issues, RFI responses, and design clarifications.
Client and Stakeholder Communication
- Serve as the primary point of contact for clients, consultants, and project stakeholders.
- Lead project meetings, produce meetingminutes, and ensure timely communication of critical information.
- Foster strong client relationships that drive repeat business and referrals.
Contract and Risk Management
- Negotiate and manage subcontracts, purchase orders, and supplier agreements.
- Ensure all contractual obligations are met, and projectdocumentation is maintained.
- Proactively identify, evaluate, and resolve project risks and claims.
Closeout and Project Completion
- Oversee project punch lists, final inspections, and warranty documentation.
- Ensure smooth project turnover to clients, including training and closeout materials.
- Conduct project reviews and lessons-learnedevaluations to improve future performance.
Required Qualifications
- Bachelor’s degree in Engineering, Construction Management, or related field
- 0-5 years of experience in construction or project coordination
- Basic understanding of construction drawings, schedules, and contracts
- Familiarity with RFIs, submittals, and cost tracking
- Proficiency with Microsoft Office and construction management software
- Strong organizational and communication skills
- Willingness to work on-site in an active construction environment
- Basic understanding of BIM modeling; able to manipulate a BIM model
